Naples, Florida Area Demographics

Naples, Florida real estate is located directly on the Gulf of Mexico. Naples is the gateway to the Florida Everglades and is the largest southernmost city on Florida’s west coast before one reaches Everglades National Park. Situated at the southern tip of the Florida Suncoast, which stretches from north of St. Petersburg south to the Everglades, Naples has a population of 21,480 (2004 U.S. Census). Locals have come to call Naples and its surrounding area the Paradise Coast.

Naples is the county seat and largest city in Collier County (population 251,377, 2000 U.S. Census). Collier County covers 2,305 square miles, almost half of which is the Big Cypress National Preserve, established in 1974 and which consumes the eastern portion of the county. Another major public land preserve is the Corkscrew Swamp Sanctuary, northeast of the city of Naples. The northwestern edge of Everglades National Park is located at the southern tip of Collier County.

Collier County was created in 1923 as a subdivision of Lee County. Anyone with a taste for the sun, the sea and nature will find it hard to resist the Naples area, where striking sunsets, seemingly endless beaches and teeming wildlife draw both residents and visitors all year long. Naples’ balmy climate produces 90-degree days in summer months, but the average high in January is in the mid-70s. Freezing temperatures occur almost never.

Naples, Florida History and Culture

Naples, Florida real estate has witnessed profound changes during its history, which spans thousands of years of human habitation. Once, the only people to stroll Naples’ seven miles of white, sandy beaches were the Calusa Native Americans. The first settlers, Roger Gordon and Joe Wiggins, arrived in Naples in the late 1860s. A river and two inlets still bear their names. Throughout the 1870s and 1880s, magazine and newspaper stories telling of the area’s mild climate and abundant fish and game likened it to the sunny Italian peninsula. The name Naples caught on when promoters described the bay as “surpassing the bay in Naples, Italy.”

Until 1885 Naples was only accessible by water, but in 1886 a group of entrepreneurs, led by Walter N. Haldeman, owner of the Louisville (Ky.) Courier-Journal newspaper, bought 8,700 acres, mapped out a town and built the 16-room Naples Hotel. One of the first guests to visit was President Grover Cleveland’s sister. Soon a row of pretentious houses appeared along the beach and became known as “Millionaires’ Row.” Today it is known as Olde Naples, still maintaining its charm, wealth and air of sophistication. The beautiful beach stretches along the gulf side and private docks rest on the bay side. Tree lined streets hide the glorious old houses partially from view.

One of the first improvements Haldeman and his Naples Company made was to build a pier 600 feet into the Gulf of Mexico. The pier’s “T” shape allowed large ships to dock easily. Despite being destroyed by hurricanes and fires and being rebuilt three times, the pier remains today as a state historic site and gives a glorious view of Millionaire’s Row. Naples quickly gained a reputation as a winter resort. Social life revolved around the Naples Hotel, which played host to celebrities such as Rose Cleveland, Thomas Edison, Harvey Firestone, Greta Garbo, Hedy Lamarr and Gary Cooper. As the population of the town of Naples increased, so too did the price of property, as the cost of a beachfront lot reached $125.

In 1911, Barron Collier, who had made his fortune in streetcar advertising, visited nearby Useppa Island. He was so taken with the area that he bought more than a million acres of untouched swampland, including most of Naples. Collier believed that Florida’s west coast could enjoy the same boom that its east coast was experiencing in the 1920s, but first it was necessary to bring in roads and railroads. Based on Collier’s promise to help build the Tamiami Trail, the state legislature created Collier County in 1923. Collier spent more than $1 million of his own money to construct the Tamiami Trail, which opened in 1926 as the only paved highway linking the state’s two largest cities at that time — Tampa and Miami.
